Alaska Foundations Engineering

Why ground freezing determines your foundation type: crawlspaces, slab-on-grade, and helical steel piles.

Crawlspaces vs. Slabs-on-Grade

Standard crawlspaces provide easy access to plumbing and heating systems. Concrete slabs-on-grade are cost-effective but require extensive sub-slab insulation to block ground chill.

The Advantage of Helical Steel Piles

Helical piles are screwed deep past the frost line. They are highly resistant to frost-heaving and soil expansion, making them perfect for wetland areas near the Kenai River.

Preventing Frost Heaving Cycles

When moisture freezes in clay soils, it expands and lifts concrete. Backfilling with clean gravel and installing perimeter drainage moves water away, stabilizing the foundation.

Planning Checklist

  • Select helical piles for clay/silt soils
  • Install sub-slab hydronic heat loops
  • Schedule concrete pour before October freeze
  • Insulate crawlspace foundation vents
