Phone Qualification & Alignment

Stormie or Shane contacts you for a 15-20 minute initial alignment call.

We review your budget parameters, property status, design readiness, and ensure S.Hines is the right builder fit for your scope.

On-Site Feasibility Meeting

Shane meets you on site to evaluate elevation, soil conditions, tree clearing, access driveways, and orientation.

For remodels and additions, Shane assesses structural walls, mechanical panel capacity, and foundation conditions.

Plans & Engineering Feasibility

Review existing architectural plans or coordinate design-build drafting with local architects and structural engineers.

We evaluate structural snow loads (100+ lbs/sq ft), soil bearing capacities, and envelope thermal specs.

Preliminary Line-Item Pricing

Receive a detailed line-item cost proposal breaking down excavation, foundation, framing, windows, mechanicals, and finishes.

We explain paid detailed bidding versus preliminary ballpark estimates so there are zero financial surprises.

Contract & Master Schedule

Finalize the fixed-scope contract, completion timeline, material selection allowances, and bank draw schedule.

Provides complete documentation for local Kenai Peninsula banks and mortgage lenders.

Preconstruction & Borough Permitting

Secure Kenai Peninsula Borough permits, submit state fire marshal reviews (if commercial), and order long-lead materials.

Windows, specialty timber, and mechanical boilers are pre-ordered to guarantee zero jobsite delays.

Construction & Weekly Updates

Active site construction begins under Shane's direct daily oversight.

Clients receive weekly email/photo logs from Stormie documenting framing progress, electrical rough-ins, and thermal insulation milestones.

Final Walkthrough & Punch List

Conduct a room-by-room walkthrough inspection with Shane to test mechanical systems, window seals, and custom trim.

Any minor punch-list items are resolved immediately prior to final handover.

Warranty & Continued Support

Receive your owner operation binder, mechanical system manuals, and ongoing warranty backing.

We stay in touch to inspect seasonal performance after your home's first sub-zero winter.
